Transforming Tottenham Hale​

A thriving new town centre​

Since adopting the Strategic Regeneration Framework (SRF) in 2014, we’ve been working towards a vibrant new town centre in Tottenham Hale, creating a space where residents can access the beautiful Lea Valley Park while enjoying new homes, shops, leisure spaces, and local businesses.​

Here’s what’s happening right now:​

Over 3,200 new sustainable homes

This includes up to 600 high-quality Council homes.​

  • Walter Tull House: 131 new Council homes, now completed.​
  • Hale Wharf Phase 2: 191 new homes, residents moving in.​
  • Ashley Road Depot: 272 new homes, under construction as part of the largest PassivHaus development in Haringey – ensuring energy-efficient and eco-friendly living.​

Health and wellbeing

  • A brand-new healthcare centre at Walter Tull House is now open, providing essential services for over 25,000 residents.​

Inclusive housing

  • More than 70 homes designed for disabled tenants through our Bespoke Homes Programme.​

Improved green spaces

  • Down Lane Park Phase 1 is now open, featuring new pathways, an outdoor gym, wildflower swales, and shaded woodland areas. Phase 2 will include a new community hub, improved lighting, and additional landscaping.​
  • The Paddock is being transformed, with a new bridge connecting Hale Wharf and thriving wildlife – kestrels and sparrowhawk chicks have been spotted this spring!​

Upgraded infrastructure

  • A new £30 million Tottenham Hale station now features a public square, and leisure spots.​
  • Park View Underpass is being upgraded with better drainage, enhanced safety, and vibrant murals.​
  • Greener Streets: Major investments are making our streets greener, with new trees, street furniture, upgraded surfaces, and sustainable drainage systems.​
  • Community Connections: A major pedestrian bridge links residents to a 10-acre green space and the Paddock Community Nature Park.​
