Build an extension to my house

You need approval unless the extension is exempt. Examples of exemptions include:

  • a detached garage or carport
  • a covered yard or covered way
  • a porch or conservatory

Converting a loft into a room

Approval is required as this work impacts on means of escape from the dwelling and the structure.

Replacing/re-covering a pitched or flat roof

The structure needs to be inspected to ensure its structural suitability for the roof covering (even if the new covering is lighter than the existing one). Thermal upgrades will usually apply.

Convert my garage into a habitable room

Required even if it is only a store or hobbies room.

Internal alterations within my house

Required for structural alterations – for example, the removal (or part removal) of a load-bearing wall, partition, beam or chimney breast. The insertion of a beam or lintel which affects the structural stability of the building will also require approval.

House conversions

Convert my house into flats

This is a defined 'material' change of use under the building regulations and approval is required even where construction work is not intended.

Convert my house to a House in Multiple Occupation (HMO)

Required as extra fire precautions and means of escape may apply. An HMO Licence may also be required – please contact the Private Sector Housing Team for further details.

Convert a property from flats to a single family dwelling

Approval is required.

Install cavity insulation or new/replacement windows/doors into a house

Carry out any electrical work?

Approval is required unless the work is carried out by an installer under a ‘Competent Person’ scheme. Read more on why you should use someone in a Competent Person Scheme - LABC.

Drainage works

Approval is required.

Install solar panels on my roof

Approval is required as the adequacy of the existing roof to take the increased loads will need to be assessed, and some strengthening may be required.
