Our usual decision timeframe after getting your application is 8 weeks. You can get householder and lawful development certificate application decisions sooner with our fast-track service.
Fast track service applications will be allocated to a dedicated case officer who will make a decision within:
- 6 weeks for a householder application
- 5 working days for a lawful development certificate (subject to all relevant information being provided on submission) and an acceptable proposal
To request a fast-track service, you must:
- Submit your application through the Planning Portal.
- Register with us and fill in our online form. You must include the planning portal reference number so we can divert your application to our fast-track process.
If you need a faster decision on another type of application, you can make a Planning Performance Agreement request.
Fast-track advice services and fees
We provide the following fast-track advice services:
- fast-track prior approval larger house extensions: £321 (VAT inclusive)
- fast-track householder application (plus statutory fee): £600 (VAT inclusive)
- fast-track lawful development certificate application (plus statutory fee): £730.92 (VAT inclusive)
- fast-track non-material amendment: £570 (VAT inclusive)
- fast-track minor applications (plus statutory fee): starting from £800
