What you must provide

If you're applying for a proposal for commercial uses, or to build or convert to residential housing, you must provide the following:

  • a site plan:
    • at a scale of 1:500 or 1:200 showing the direction of 'north',
    • showing the proposed development in relation to the site boundaries
    • with written dimensions
  • existing and proposed plans with a scale bar and dimensions for:
    • elevations
    • floor plans
    • roof plans
    • a section where appropriate
  • an ownership certificate and notices
  • an agricultural land declaration
  • the fee
  • a Community Infrastructure Levy (CIL) form – where the development is more than 100 sqm (gross internal area of new development and/or proposing 1 or more new dwelling(s) – even if the floor space of the new dwelling is under 100sqm)

Major developments

You must provide a design and access statement for major developments.

A major development is the creation of 10 or more residential units:

  • residential development of on a site of 0.5 hectares or more
  • non-residential development on a site of at least 1 hectare
  • the creation of change of use of 1,000 square metres or more of gross floor space not including housing

Listed buildings

You must provide a design and access statement if you have listed building consent.

Conservation areas

You must provide a design and access statement where any part of the development is in a conservation area and consists of the provision of:

  • 1 or more dwelling houses
  • a building or buildings where the floor space created by the development is 100 square metres or more
